In standard Davie zoning districts, common materials (wood, chain link, PVC, metal, aluminum, masonry) are allowed if built to code; masonry screen walls must be stucco-finished both sides and painted (Sec. 12-33(O)(9)). Outside the Rural Lifestyle area, the Town of Davie does not prohibit common fence materials. Wood, chain link, PVC, metal, aluminum and masonry are all permitted provided they meet the Building Division's construction standards (PVC, metal and aluminum require engineered plans; wood and chain link may follow the Florida Building Code). Where masonry screen walls are required between business/industrial and residential property, Sec. 12-33(O)(5) requires a continuous unpierced masonry wall finished on both sides with two coats of cement stucco and painted to match buildings, and subsection (9) requires all masonry screen walls to be stucco-finished both sides or pre-cast concrete and painted. The most significant material restrictions apply in the Rural Lifestyle area (zoning AG, A-1, R-1). Sec. 12-287(B)(2) limits fences to: split-rail fences; green or black vinyl-clad chain-link fences; and decorative picket fences in a uniform color of white, black or earth tone. Shadow-box and board-on-board fences are allowed only within the building envelope. Fences outside the building envelope may be no more than 50 percent opaque, and fences within a scenic-corridor buffer no more than 20 percent opaque. A property owner who cannot meet an approved style may request a variance under Sec. 12-309. Confirm whether your lot is in the Rural Lifestyle area before selecting materials.
A Rural Lifestyle fence built in a non-approved style or exceeding the opacity limits violates Sec. 12-287(B) and can be denied a permit, cited, or required to be modified/removed unless a variance is granted under Sec. 12-309.
