Davie's published landscape code does not separately authorize residential artificial turf, but a 2024 Florida law (Statute 125.572) preempts local bans: cities and counties may not prohibit a single-family homeowner (on lots of one acre or less) from installing synthetic turf that meets statewide FDEP standards. FDEP proposed those minimum standards in early 2026.
Artificial turf for single-family yards is now governed largely by Florida state preemption rather than by a specific Davie ordinance. The Town of Davie's own published landscape materials do not contain a residential artificial-turf provision, and all landscaping work must comply with the Town of Davie Land Development Code, Code of Ordinances and the Broward County Code. However, Florida Statute 125.572 (enacted 2024) directs the Florida Department of Environmental Protection (FDEP) to adopt minimum statewide standards for installing synthetic turf on single-family residential properties one acre or less - addressing material type, color, permeability, stormwater management, water conservation, water quality and proximity to trees. Under the statute, local governments may not adopt or enforce any ordinance prohibiting a property owner from installing synthetic turf that complies with the FDEP standards, nor may they impose regulations inconsistent with those standards on qualifying single-family lots. FDEP issued a Notice of Proposed Rule in January 2026 to establish these minimum standards. The practical effect for Davie: once the state standards are in effect, the town cannot ban compliant synthetic turf on eligible single-family lots, though town rules still apply to commercial properties, larger lots, and matters (like permitting and stormwater) consistent with state standards. Because this is an evolving state-law area, residents should confirm the current FDEP standard and any town permit before installing.
Installing synthetic turf that does not meet the applicable FDEP standards, or on property types outside the state preemption, can be subject to town code review. The town may not enforce a flat ban on compliant turf on qualifying single-family lots under FS 125.572.
