Greece, NY Fire Regulations: Smoke Detectors (2026)

The Town of Greece's Property Maintenance Code sets the smoke alarm rule inside its interior maintenance provisions at § 157-6R. Every one-family dwelling, two-family dwelling and multiple dwelling in the town must have at least one smoke detection device installed adjacent to sleeping areas; apartment buildings need one per unit, not just one per building. The device's design, placement and performance are governed by the New York State Uniform Fire Prevention and Building Code and the referenced standards inside it, so the local code defers to the state standard for technical specifications like interconnection, hardwiring, or placement near stairwells.

The Property Maintenance Code assigns responsibility squarely to the owner of the dwelling unit: the owner must both install and maintain the device, a duty that survives a change of tenant. The same section, § 157-6S, requires the structure be kept free of insect, vermin and rodent harborage, so interior maintenance inspections commonly cover both items together. Enforcement runs through the Building Inspector under § 157-18: an inspector who finds a missing or non-functioning smoke detector issues written notice specifying the violation and a compliance period of at least five days, delivered by mail and by personal delivery or posting.

If the hazard poses an immediate threat to life, health or safety, § 157-18D lets the Building Inspector act without prior notice. Owners who ignore a notice face the penalties in § 157-20B: a fine of up to $1,000, imprisonment of up to 15 days, or both, with every day the violation continues counted as a separate offense.
