Jackson, NJ Fire Regulations: Smoke Detectors (2026)

Jackson Township Code § 162-6C, part of the certificate-of-occupancy procedure in Chapter 162, requires every individual dwelling unit in a single-family, two-family or multiple-dwelling structure to have an approved smoke detector system installed under the Uniform Construction Code and inspected by the Inspections Division, with an alarm loud enough to warn occupants inside the unit when actuated. The same section, at § 162-6D, separately requires carbon monoxide detectors in Use Group I-1, R-1 and R-2 buildings, and in Use Group R-3 buildings required to register with the Department of Community Affairs as multiple dwellings, installed per Bulletin No.

99-3 and the specific N.J.A.C. 5:23 sections that reference it. Because § 162-6 governs the certificate-of-occupancy process, the Inspection Bureau checks for the smoke detector requirement during the inspection that follows a certificate-of-occupancy application, and a violation found there can hold up issuance of the certificate along with other code violations under § 162-6B. Section 162-6E sets the penalty for any person or corporation that violates or fails to comply with the section: a fine of up to $500, imprisonment of up to 90 days, or both.

Homeowners selling, renting or converting a dwelling unit should confirm a working, properly inspected smoke detector in each unit before applying for the certificate of occupancy the transaction requires.
