Under the New Jersey Uniform Fire Code, N.J.A.C. 5:70-4.19, every one and two family dwelling in Jersey City must have working smoke alarms on every level, inside each sleeping room, and immediately outside each sleeping area. Alarms may be battery operated in existing homes, but homes built or substantially renovated after January 2019 require hardwired, interconnected alarms with battery backup. A carbon monoxide alarm is required within 10 feet of each sleeping area. A portable fire extinguisher rated 2A:10BC is also required. Before any sale or change of occupancy, the seller must obtain a Certificate of Smoke Alarm and Carbon Monoxide Alarm Compliance (CSACMAC) from the Jersey City Bureau of Fire Prevention at 465 Marin Boulevard. Inspection fees range from 50 dollars (more than 10 days before closing) to 165 dollars (expedited). Multi family and rental properties are inspected on a cyclical basis under the Uniform Fire Safety Act.
Missing or non working smoke alarms discovered during CSACMAC inspection result in inspection failure and the sale cannot close until alarms are installed and retested. Violations in rental properties can result in fines and penalties up to 5000 dollars under the NJ Uniform Fire Safety Act.
