In June 2025, the Irvine City Council adopted CAL FIRE's updated 2025 FHSZ maps, effective July 23, 2025. The updated maps classify areas as Moderate (yellow), High (orange), and Very High (red) based on wildfire modeling, climate data, and topography. Expanded FHSZ areas now include Orchard Hills, Woodbury, Portola Springs, Quail Hill, Turtle Rock, Laguna Altura, Los Olivos, and Irvine Spectrum. Properties in Very High FHSZ must comply with Chapter 7A of the California Building Code for ignition-resistant construction including Class A roofing, fire-resistant exterior walls, tempered glass, and enclosed eaves. Defensible space of 100 feet is required per PRC Section 4291.
Non-compliance with FHSZ building standards or defensible space requirements may result in OCFA citations, denied building permits, and insurance implications.
