Full Breakdown
550, must be obtained before the home is established, and the applicant must live in the home as a principal residence and provide written evidence of residency. The Section imposes a citywide dispersal rule: a large family day care home must be at least 1,200 feet, measured property line to property line, from the nearest other large family day care home, preventing clustering of these uses within a single neighborhood. Development standards layer on top of the permit: the use must remain clearly incidental and secondary to the home's residential character, the property cannot be structurally altered in a way that changes its residential appearance, the garage cannot be used for caregiving, and no exterior sign may identify the home as a day care.
A 6-foot masonry wall is required along side and rear yard lines adjacent to other residential uses, four off-street parking spaces must be maintained, two of which may be in the garage, a drop-off area is required if the home fronts a major arterial street, and at least 1,000 square feet of contiguous rear-yard open space must be provided. Notice of the permit application goes to neighboring property owners, who have 10 days to request a public hearing before the Planning Commission.
Violations & Fines
