San Marcos prohibits all exterior signage for home-based businesses. Home occupation permits specifically require that there be no exterior evidence of business activity, including signs, window displays, or advertising visible from the street. This requirement applies to all residential zones throughout the city.
The City of San Marcos home occupation regulations explicitly prohibit any signage, advertising, or display visible from the exterior of the dwelling that indicates a business is being conducted on the premises. This includes wall-mounted signs, window signs, yard signs, vehicle wraps or magnetic signs parked in the driveway, banners, flags, and any other form of exterior advertising. The purpose of this prohibition is to maintain the residential character of neighborhoods. Business vehicles with company logos or advertising should be parked in an enclosed garage when at the residence. The city's sign ordinance governs all signage citywide and establishes separate regulations for residential and commercial zones. In residential zones, the only signs generally permitted are real estate signs, political signs during election periods, and small identification signs with the occupant's name and address. Home businesses that require signage to attract customers are not appropriate for residential zones and should consider leasing commercial space. The Planning Division enforces home occupation conditions and the sign ordinance at (760) 744-1050.
Posting business signage at a home occupation results in a code enforcement notice requiring immediate removal. Failure to comply may result in administrative citations starting at $100 and can lead to revocation of the home occupation permit. Unauthorized signs may be removed by the city after notice.
