Because the sign rule sits inside the same subsection L that caps floor area at 25%, requires two screened visitor parking spaces, bars retail sales and articulated-vehicle deliveries, and demands the use stay free of odors, fumes, dirt, vibration and noise, Vineland treats signage as one more way to keep a home-based business from functioning like a commercial establishment in a residential zone. A property owner who wants a larger identification sign, or any additional advertising, would need relief from the Zoning Board of Adjustment as a variance from § 425-305L(2), since the Zoning Officer has no discretion to approve a bigger sign administratively.
