Wylie, TX Home Business: Signage Rules (2026)

Appendix B Section 5.2.J.9 of Wylie's Zoning Ordinance defines a Home Occupation as an occupation that is incidental to the primary use of the premises as a residence and conducted on the residential premises by a resident of the premises, then lists eight additional provisions meant to keep the business invisible from the street. The second of those, Section 5.2.J.9(2), states plainly that on-premise advertisements, signs or displays are prohibited. Unlike many of Wylie's commercial use standards, which allow a sign at a set size or ratio, this provision sets no minimum: a home business gets no sign at all.

The signage ban pairs with the section's broader appearance standard, which bars altering the structure or otherwise causing the property to differ from its residential character by the use of colors, materials, construction, lighting, or by signs, or the emission of sounds, noises, dust, odors, fumes, smoke, or vibrations, and with the rule that no merchandise may be visible from outside the dwelling. Together, these standards mean a Wylie home business cannot post a yard sign, window sign, sandwich board, or vehicle-mounted advertisement tied to the business at the residence, even if a comparable commercial use elsewhere in the city would be allowed signage under the Zoning Ordinance's general sign provisions.

A resident who needs signage the standard does not allow has to apply for a variance from the Zoning Board of Adjustment under Article 8, Section 8.4, since the Home Occupation standard itself carries no administrative sign allowance to request. Code Enforcement typically responds to a posted sign complaint by asking the resident to remove it rather than issuing an immediate citation.
