Bellevue allows home occupations in all residential zones under LUC 20.30L as accessory uses. The business must be incidental to the dwelling, occupy no more than 25% of floor area, and stay residents-only.
Home occupations in Bellevue are permitted as an accessory use in all residential land use districts under LUC 20.30L and related sections of the Land Use Code. The business must be clearly incidental and secondary to the residential use of the dwelling, and it cannot change the residential character of the property or neighborhood. The area used for the home occupation is limited to 25 percent of the gross floor area of the dwelling or 500 sq ft, whichever is less. Only residents of the dwelling may be engaged in the business; no non-resident employees are allowed to work on-site. The home occupation cannot generate traffic, parking demand, noise, odor, vibration, glare, or electrical interference that exceeds what is normal for the residential neighborhood. Outdoor storage of business-related materials or equipment is prohibited, as is the display or sale of goods visible from off-premises. Hazardous materials beyond normal household quantities are not allowed. Prohibited home occupations include auto repair, dispatch services, kennels, welding, and similar uses. A city business license is still required.
Home occupation outside LUC 20.30L standards: code enforcement citation; repeated violations can lead to cease-and-desist orders.
