The Greensboro Land Development Ordinance (LDO) Section 30-8-11.5 governs home occupations in all residential zoning districts. A home occupation must be conducted entirely within the principal dwelling or an approved accessory structure and must be clearly incidental to the residential use of the property. The business may not occupy more than 25 percent of the total heated floor area of the dwelling. No external alterations that change the residential character of the building are permitted, and no equipment or processes may be used that create noise, vibration, glare, fumes, odors, or electrical interference detectable beyond the property line. Outdoor storage of materials, supplies, or equipment related to the business is prohibited. The home occupation must be operated by a resident of the dwelling, and no more than one nonresident employee may work on the premises at any time. Prohibited home occupations in Greensboro include auto repair, welding shops, commercial kennels, and any use that generates regular truck deliveries or heavy commercial vehicle traffic. Greensboro also requires a privilege license (business permit) under Chapter 13 of the Code of Ordinances for any business operating within city limits, including home-based businesses. The city enforces these standards through its Planning Department and responds to complaints through Neighborhood Development staff.
