A home occupation is defined as a business use conducted as a customary, incidental and accessory use in the resident's dwelling, attached garage, or detached building, including office work, art or crafts, trade uses, and personal or professional services. It must meet all county, state, and federal rules and must not change the residential character of the lot. Two categories exist: Limited (use by right, a registration certificate is encouraged) and Large (requires Administrative Special Review under Article 6.4.3.D). Vehicle repair is expressly excluded. Home-rule cities like Fort Collins and Loveland set their own home-occupation zoning.
Operating a use that exceeds home-occupation limits without Administrative Special Review is a zoning violation subject to county code enforcement and abatement.
