Manteca Municipal Code Chapter 17.78 governs home occupations and allows limited business activity at residences in all residential zoning districts, provided the business is clearly incidental to the residential use and does not alter the neighborhood's character.
MMC Chapter 17.78 requires that home occupations be clearly subordinate to the residential use of the property. Business activities must be entirely confined within a legal structure and may not occupy more than one room or 25% of the floor area (whichever is greater), or more than 200 square feet of a permitted accessory building. No external evidence of the business may be visible from outside: no external alterations, noise, smoke, fumes, odors, light, electrical interference, dust, glare, or vibrations. The operator must reside at the home as their primary residence. A business license from the City Finance Department is required for any home occupation.
Operating without a business license: penalties under the business license ordinance. External business evidence or commercial traffic: code enforcement notice and required cessation.
