Fort Lauderdale ULDR sec. 47-34.4 prohibits parking or storing commercial vehicles or commercial watercraft in or upon any right-of-way or waterway within any residentially zoned district. Vehicles covered by the rule may not be stored on residential property from 9:00 p.m. to 6:00 a.m. unless garaged or screened from view by fencing or landscaping.
Commercial vehicle parking in residential neighborhoods is governed by the Unified Land Development Regulations (ULDR), Article X, Section 47-34.4 ('Prohibited parking or storage of commercial vehicles or commercial watercraft'). The ordinance bars any person from parking, storing, or knowingly permitting another to park or store commercial vehicles or commercial watercraft in or upon any right-of-way or waterway within a residentially zoned district. An exception applies when the person in custody of the commercial vehicle, trailer, or watercraft is actively and temporarily engaged in rendering a business or commercial service to the adjacent residential property. The section also restricts storing covered vehicles (including recreational vehicles and boats) on residentially zoned property between 9:00 p.m. and 6:00 a.m. unless the vehicle is within an enclosed garage or carport, or concealed/screened from view from any abutting street and contiguous residential property by landscaping or fencing. A 'commercial vehicle' is defined in Code sec. 26-1 as 'every vehicle designed, used or maintained primarily for the transportation of property.'
Violations of ULDR sec. 47-34.4 are enforced by city code enforcement and zoning officers under ULDR Article X (Enforcement, Violations and Penalties), with notices of violation, special-magistrate fines, and potential towing. Commercial vehicles parked on the public right-of-way may also be cited and impounded under Code chapter 26.
