Arcadia, CA Parking Rules: Loading Zones (2026)

The City of Arcadia, California handles commercial loading through its Development Code as an on-site design rule, not as posted curb loading hours. Section 9103.07.160 (Off-Street Loading) covers every new building, and every building enlarged by more than 5,000 square feet, that houses a manufacturing establishment, storage facility, warehouse, retail store, eating and drinking use, wholesale store, market, hotel, hospital, mortuary, laundry, dry-cleaning establishment, or similar use that receives or distributes materials or merchandise by truck. Table 3-12 sets the count by building size: zero spaces from 0 to 6,999 square feet, one from 7,000 to 30,000, two from 30,001 to 90,000, three from 90,001 to 150,000, four from 150,000 to 230,000, and one more for each additional 100,000 square feet or portion thereof above 230,001.

The DMU, MU and CBD zones are exempt. In any zone the Director can reduce or waive the requirement when the applicant shows the space will not be needed, and can raise the count to keep trucks from loading, unloading or being stored on public streets, based on the anticipated frequency of pickups and deliveries. A multi-tenant building is measured by its whole square footage, and a common loading area can be required; drive-in roll-up doors can substitute for required loading areas at multi-tenant industrial projects.

Each space must be at least 10 feet wide by 25 feet long and 14 feet high, or 11 feet, six inches wide beside a wall or structure, and the outer radius of any turning area to a space cannot be less than 25 feet. Spaces are striped and marked "loading only," and the striping must stay clear and visible. Loading areas facing residentially zoned property or a public right-of-way need a solid, architecturally treated decorative masonry wall at least 10 feet high, approved by the Director.

Loading bays, doors and docks go on the rear of the structure, and bays on a side away from the street frontage need adequate screening from public view. Section 9103.09.040(C)(4) adds landscaped screening for loading areas visible from the public right-of-way, adjacent uses and pedestrians. The section prints count and design standards and no delivery hours.
