Frederick County, VA Parking Rules: Loading Zones (2026)

07 governs loading under Part 804, Off-Street Parking, Loading, and Access. Subsection A requires loading spaces for the loading and unloading of trucks and vans tied to business and industrial uses, with the count set by Table VIII-13: food stores, restaurants and taverns need one space for the first 10,000 square feet of floor area plus one for each additional 30,000 square feet; hotels, motels, lodges, clubs and indoor recreation need one per 20,000 square feet; manufacturing, wholesale, trucking, construction and industrial uses need one per 40,000 square feet; office buildings need one space between 30,000 and 100,000 square feet and one more per additional 100,000 square feet; and schools, hospitals and nursing homes need one space once the structure passes 100,000 square feet.

When several uses share a lot, the required spaces are simply summed, and when a use isn't listed the Zoning Administrator assigns it to the closest category. Subsection C sets the physical design: each space must be 12 feet wide, 45 feet long and have 14 feet of vertical clearance, kept clear of utility poles, light standards and trash containers, and no space may be approved that requires a vehicle to enter or back directly onto a public road; access must instead run through an entrance meeting Frederick County Code and VDOT standards.

Surfacing rules follow, requiring pavement, or for two or fewer spaces separated from the parking lot, gravel, plus curb and gutter matching whatever the adjoining parking lot requires.
