Roanoke County, VA Parking Rules: Loading Zones (2026)

1(A). Retail sales, personal services, new and used automobile dealerships and restaurants need one loading space up to 15,000 square feet, two spaces from 15,001 to 40,000 square feet, three spaces up to 100,000 square feet, four up to 300,000 square feet, five up to a million square feet, and six above that. Industrial, warehousing and distribution uses, general offices and financial institutions, and hotels, hospitals and schools each have their own bracket in the same table. 1(B). The broader loading standards in § 30-91-7(A) add site placement rules on top of the table: no loading berth may sit within 40 feet of a street intersection, none may be located in a required front yard setback in any agricultural, residential or commercial district, and a loading area cannot double as required off-street parking or interfere with parking-lot circulation.

Loading surfaces have to be built with a dustless surface, and where a site combines several listed uses, the loading requirement is the sum of each use's requirement, capped at five spaces total. A use not listed in the table, or without a comparable listed use, has its loading requirement set individually by the zoning administrator, with that decision appealable to the Board of Zoning Appeals.
