Summary

Caddo Parish caps driveway RV and boat storage at three days under Unified Development Code Section 8.10. A recreational vehicle sitting in a front or corner side yard driveway past that window must move into an enclosed structure or the interior side or rear yard, at least five feet off the lot line and screened from the right-of-way.

City-specific rules exist: Shreveport has its own rv & boat parking rules that differ from Caddo Parish's county-level regulations. If you live in Shreveport, check the city-specific page instead.

A. No recreational vehicle or trailer licensed to transport recreational vehicles or equipment may be stored within a residential driveway within the front or corner side yard for more than three days. B. Recreational vehicles may be stored in a residential district either within a fully enclosed structure or within the interior side yard behind the front building line or rear yard. If stored in the interior side or rear yard, the recreational vehicle must be located at least five feet from any lot line and screened from view from any public right-of-way, excluding alleys, by a solid fence or wall. If the recreational vehicle is screened by an existing structure or landscape so that it is not visible from the public right-of-way, excluding alleys, it is considered to have met these requirements. Temporary storage tents for recreational vehicles are prohibited.

Full Breakdown

Section 8.10 of the Caddo Parish Unified Development Code governs where an RV, camper, boat, or trailer built to haul one can sit on residential property in the unincorporated parish. Subsection A gives a hard three-day cap on parking any recreational vehicle or its transport trailer in a driveway located in the front yard or a corner side yard. Once that clock runs out, subsection B requires the vehicle to move: either into a fully enclosed structure, or into the interior side yard behind the front building line, or into the rear yard.

Vehicles kept in the interior side or rear yard must sit at least five feet from any lot line and be screened from any public right-of-way, excluding alleys, by a solid fence or wall; existing structures or landscaping that already block the view satisfy this without a separate fence. Temporary storage tents built around an RV are flatly prohibited. Subsection C bars using any recreational vehicle for living, sleeping, or housekeeping in any zoning district, and forbids hooking one up to public utilities such as water or sewer, so an RV cannot double as a guest house or rental unit.

Subsection D requires every stored RV to be kept in mobile condition; a unit parked or stored, loaded or not, in a way that lets it tip or roll is treated as a dangerous and unsafe condition regardless of where it sits on the lot. Article 19 places enforcement of the whole Unified Development Code, including Section 8.10, with the Zoning Administrator, who can issue a written compliance order to the property owner or the person responsible for the violation.

Violations & Fines

The Zoning Administrator enforces Section 8.10 and may serve a written order to correct an unlawful RV or boat storage setup on the property owner or occupant (UDC Article 19). Each day the violation continues is a separate offense subject to a fine set in the Code of Ordinances, and the Parish Attorney can seek an injunction or abatement order in court if the owner ignores the notice.

Frequently Asked Questions

How long can I leave my RV in my driveway in Caddo Parish?
No more than three days if it is parked in a driveway within the front yard or a corner side yard, per UDC Section 8.10.A. After three days it has to move into an enclosed structure or back to the interior side or rear yard with proper screening and setback.
Can I keep my boat trailer permanently in my side yard?
Yes, if it sits in the interior side yard behind the front building line or in the rear yard, is at least five feet from the lot line, and is screened from the public right-of-way by a solid fence, wall, existing structure, or landscaping, per UDC Section 8.10.B.
Can someone live in an RV parked on their Caddo Parish property?
No. Section 8.10.C prohibits using any recreational vehicle for living, sleeping, or housekeeping purposes in any zoning district, and it may not be hooked up to public water or sewer utilities while stored.
Do I need a permit to store an RV in my yard?
Section 8.10 does not itself require a storage permit, but the vehicle must meet the setback, screening, and mobile-condition standards at all times, and the Zoning Administrator can order a noncompliant setup corrected under UDC Article 19.
