Grass and weeds must be maintained at a height of less than 10 inches; taller growth constitutes a public nuisance. Chapter 176 (Vacant Property Registration), one of the earliest such programs in Suffolk County, requires the owner of any vacant residential or commercial structure to register the property with the Town, pay an annual registration fee, and identify a local property manager responsible for maintenance. Vacant waterfront lots in FEMA AE zones along the Great South Bay carry additional obligations under NYS DEC tidal wetlands regulations and the Town's Local Waterfront Revitalization Program (LWRP). If the owner fails to maintain the property, the Town may abate the nuisance itself and place the cost as a lien on the property tax bill under NY Town Law Β§64.
