Anchorage does not operate a general long-term rental registration program. Short-term rentals must register under the 2023 STR ordinance, but long-term rentals are not required to register.
The Municipality of Anchorage has no code-enforcement rental registry or landlord licensing program for conventional long-term residential rentals. Landlords do not need a municipal permit to rent out single-family homes, duplexes, or apartments. The only rental registration requirement adopted in Anchorage applies to short-term rentals (under 30 days) under AO 2022-66(S), which took effect in 2023 and requires STR operators to register, collect the 12 percent bed tax, and comply with life-safety standards. Rental properties are still subject to Anchorage Municipal Code Title 15 property-maintenance provisions, Title 16 health regulations, and state landlord-tenant law. HUD-subsidized units require Housing Quality Standards inspections through Alaska Housing Finance Corporation. Multifamily buildings with 3+ units are subject to fire-code inspections on a periodic basis.
