Full Breakdown

City Code § 20-1 requires nonresident landlords, owners who don't live on the rental property, to keep a current residential address (and the address of an in-state agent for corporate owners) plus a phone number on file with the Tax Assessor. Any address change must be reported within 21 days. If a landlord never files, the address used for property tax bills is treated as the address of record for serving code-enforcement orders. The rule applies whether the owner is an individual, corporation, partnership or trust.

Violations & Fines

Failing to file triggers civil penalties: a $250 fine for the first violation and $1,000 for each later violation, enforced through the City's citation procedure.
