Omaha, NE Rental Property Rules: Rental Registration (2026)

Omaha Municipal Code § 48-204 makes it unlawful to offer for lease, lease, or continue leasing a rental dwelling unless the rental property has been registered with the permits and inspections division. Registration stays in effect until the owner transfers the property, but the owner must keep complying with the International Property Maintenance Code and other rules for the registration to remain valid. Section 48-202 extends the requirement to every rental property inside city limits or within Omaha's three-mile extraterritorial jurisdiction. New or converted rentals must register before a final certificate of occupancy or before residential occupancy begins, and any change in owner or manager contact information triggers a 30-day update deadline under § 48-205. There is no filing fee, but properties can land on an annual or ten-year inspection list with its own $125 per-unit inspection fee.
