Broken Arrow's Zoning Ordinance § 2-3-4.O defines the small home-share tier as 'Short-term rental 1.' In the RMF district it is permitted only in a single-family detached home or its accessory dwelling unit, and citywide the owner must actually reside on premise within the primary structure. No more than two guest bedrooms are allowed, guests are capped at one family or two individuals, stays cannot exceed 30 days, and no separate cooking facilities may be installed in a guest bedroom (except some ADU cases). A license also cannot be issued within 300 feet of another short-term rental outside the downtown overlay.
