Jackson, NJ Short-Term Rentals: Insurance Requirements (2026)

Jackson Township's short-term rental ordinance, Chapter 350 (adopted 8-11-2020 by Ord. No. 12-20), prohibits leasing any dwelling or portion of one for less than 30 days under § 350-3. The single carve-out, § 350-4, permits renting one room in a dwelling to one tenant, but only when every condition in § 350-4B is satisfied. Section 350-4B(6) specifically requires the owner to maintain all required insurances in sufficient coverage amounts and to furnish proof of that coverage to the Township before the arrangement is lawful; the ordinance does not set a dollar minimum, leaving the adequacy of coverage to the Township's review of the proof submitted.

This insurance condition sits alongside the other § 350-4B requirements: the dwelling must hold a rental certificate of occupancy under Chapter 234, the landlord must have filed the registration required by N.J.S.A. 46:8-28 and § 245-1, the unit must have at least two bedrooms, occupancy limits must not be exceeded, the dwelling must be owner-occupied year round, and the tenancy must run at least one month for a single tenant. Failing to furnish proof of insurance therefore voids the room-rental exception and exposes the arrangement to the short-term-rental ban itself.

Enforcement runs through the Code Enforcement Officer and Police Department under § 350-8, and § 350-9 ties violations to the maximum fines allowed under N.J.S.A. 40:49-5 and 40:69A-29, with each day of noncompliance a separate offense.
