The owner must maintain liability insurance for negligent acts and omissions of no less than $500,000 for combined property damage and bodily injury per accident or occurrence, and must furnish proof of coverage as a condition of registration. Standard New Jersey homeowner policies typically exclude transient or business use, so most carriers require a short-term-rental endorsement or separate landlord policy to satisfy the $500,000 minimum. New Jersey did not adopt a statewide STR insurance floor in N.J.S.A. 54:32D; the 2018 and 2019 amendments extended only the 5 percent state occupancy fee, the 6.625 percent sales tax, and local Municipal Occupancy Tax.
Operating without the $500,000 policy is enforced by the Bureau of Property Maintenance under N.J.S.A. 40:49-5. Each day is a separate offense and the Township may suspend or revoke the Rental Certificate of Occupancy under the revocation ordinance.
