DeSoto does not impose an annual cap on the number of nights an STR may be rented. However, non-owner-occupied STRs must remain in compliance year-round with permit, tax, and occupancy rules, and the city limits density to one STR permit per owner.
Unlike cities like Austin or San Francisco, DeSoto has not enacted a per-year nightly rental cap. An owner can rent the dwelling 365 nights so long as they maintain their STR permit, remit HOT quarterly, and comply with occupancy and noise rules under Chapter 30. The city does, however, cap the number of STRs at one per owner citywide and requires any second-property applicant to obtain a Conditional Use Permit from Planning Commission. Spacing requirements under Sec. 30-204 prohibit two permitted STRs within 500 feet of each other in single-family zones to prevent neighborhood saturation.
