The Code of Shelby County's Short-Term Rental Registration Program and the county's permit application do not impose an annual night cap or a maximum number of rented nights per year. Unlike jurisdictions that limit non-owner-occupied STRs to a set number of nights annually, unincorporated Shelby County instead regulates through registration, insurance, the Responsible Party requirement, and the room occupancy tax. The county does set a floor on stay length: the permit holder may not receive compensation for occupancy of an STR for less than twenty-four (24) hours, preventing hourly rentals, but does not cap how many nights a property may host. Tennessee's Short-Term Rental Unit Act also constrains how far local governments can restrict STR use.
