Greensboro caps STR occupancy at two adults per rented bedroom. Children under 18 are exempt. Promoted gatherings cannot exceed 2x the renter count.
The Greensboro short-term rental ordinance (LDO Section 30-7-1.2) sets a strict occupancy standard of no more than two adults per rented bedroom. For example, a three-bedroom short-term rental may accommodate a maximum of six adults. Children and other persons under 18 years of age as of the date of the rental do not count toward the occupancy limit. Additionally, gatherings at the property that are publicly announced or promoted through any means (social media, event listings, flyers) may not involve more than twice the number of persons renting the property. This anti-party provision is designed to prevent large events at STR properties. In multifamily buildings, no more than one dwelling unit per building or 25 percent of the total units (whichever is greater) may be used as a short-term rental. These occupancy rules apply to both Homestay and Whole House rental categories.
Exceeding occupancy limits or hosting prohibited gatherings may result in civil penalties of up to $500 per violation. Two or more verified violations within 365 days may lead to permit denial or revocation.
