Bradenton, FL Short-Term Rentals: Short-Term Rental Parking Rules (2026)

Section 22-62 of the Bradenton Code of Ordinances controls parking at registered vacation rentals. All vehicles associated with the rental must be parked within a driveway or parking area located on the premises and in compliance with all applicable city ordinances, so guests cannot rely on street parking. The owner must provide one space of off-street parking for every four persons of occupancy permitted under section 22-64. That links parking to the occupancy cap: the higher the permitted occupancy, the more spaces the owner must show.

There is a fallback for older buildings. Where structures existing on the effective date of the article cannot provide off-street parking, the vacation rental is permitted a maximum occupancy of four persons, unless section 22-64 limits it further. Recreational vehicles, boats and trailers may not be parked within the front yard, except for temporary loading, unloading and cleaning.

Parking is documented at several points in the registration process. The application under section 22-52(b)(13) must include an exterior site sketch that shows areas provided for off-street parking, with spaces delineated so staff can count them. Hand-drawn sketches are accepted, and photographs may replace the sketch if they let staff determine compliance. The certificate of registration is reissued through an amendment under section 22-55(d) whenever the number of parking spaces increases or decreases or the location of the spaces changes.

Guests are told the rule on site. Section 22-61(b) requires a posting near the main entrance stating the maximum number of vehicles allowed, based on the number of off-street spaces on site, including enclosed spaces as determined by city staff, and a statement that recreational vehicles, boats and trailers may not be parked in front of the house except for temporary loading, unloading and cleaning. The designated responsible party must respond to parking complaints within one hour of notice from the city under section 22-63(a)(2).
