Broomfield, CO Short-Term Rentals: Short-Term Rental Parking Rules (2026)

Section 5-39-070(B) sets a hard vehicle cap for every licensed short term rental: no more than four vehicles associated with short term renters may be parked at any one time on or nearby the property, and of those four, a maximum of two may be parked in the street rather than on the property's own driveway or off-street parking. The cap sits alongside the license application requirement in section 5-39-030(F), which already obligates the owner to disclose the number of off-street parking spaces available at the property when applying for or renewing the license, so the city can compare the disclosed off-street capacity against the four-vehicle, two-on-street ceiling at licensing.

The parking limitation is one of five listed in section 5-39-070 alongside occupancy, noise, general code compliance and residential character, and the section closes with the same enforcement warning that applies to all five: failure to comply with any of these limitations may result in a show cause hearing or revocation of the short term rental license. Section 5-39-080 places responsibility for notifying occupants of the parking limit, and for any violation of it, on the property owner, meaning an owner who leaves the vehicle count unmonitored bears the compliance risk even though the guests are the ones parking the cars.

Overflow parking beyond the two-vehicle street allowance can also separately implicate the city's residential parking permit rules in chapter 10-06, since the short term rental limit does not override any generally applicable street parking restriction elsewhere in Title 10.
