Indio limits short-term rental guest vehicles to the number of designated on-site parking spaces and prohibits street parking by occupants at all times (Section 37.012(T)). A parking plan showing legally available on-site parking is required with the application (Section 37.005), and the maximum number of vehicles must be disclosed in every advertisement and posted inside the home.
Section 37.012(T) of the Indio Municipal Code requires the owner to limit the number of vehicles of overnight occupants to an amount not exceeding the number of designated on-site parking spaces, requires all persons to comply with applicable city parking regulations, and prohibits short-term rental vehicle parking on the street at all times. This is a strict standard aimed at the neighborhood-impact problems that come with festival-season crowds. At the application stage, Section 37.005(C)(8) requires the owner to submit a parking plan indicating where parking is legally available on the property for all occupant vehicles. The maximum number of vehicles allowed must be clearly identified in every advertisement under Section 37.012(O), alongside maximum occupancy, bedroom count, and a front photo. Section 37.012(G) also requires the owner to post, near the primary interior entrance, a notice that occupants must comply with the city's parking, driveway, and loading standards and the number of vehicles permitted for the unit. The informational form collected from the responsible person under Section 37.012(E) must include vehicle information and license plate numbers for the responsible person, occupants, and guests, giving the city and local contact a way to identify offending vehicles. Section 37.012(L) further bars commercial vehicles for material deliveries beyond those normal to a residential use.
Allowing more vehicles than on-site spaces, or any occupant street parking, violates Section 37.012(T) and is enforceable as a misdemeanor or administrative citation under Chapter 12, each day a separate violation (Section 37.019). The owner or agent may immediately terminate occupancy for violations, and repeated infractions can support permit suspension or revocation under Section 37.016.
