Larimer County bars anyone from staying overnight in a motor vehicle, RV, camper, travel trailer, tent or other outdoor structure on an STR property in addition to the rental itself. Guest parking must be handled on-site, not by adding vehicle lodging.
The county ordinance closes the common loophole of parking an RV or pitching a tent to add sleeping capacity. Section 8.H prohibits overnight stays in any motor vehicle — motorhome, truck camper, travel trailer or similar — as well as tents and other outdoor structures on the property beyond the approved dwelling. Combined with the fixed occupancy cap, this keeps the rental's footprint to the house itself. Inside Fort Collins, city rules additionally require off-street parking (on a driveway or garage) scaled to the number of bedrooms rented; check the city STR program for the city-specific parking count.
Allowing overnight vehicle or tent lodging is a violation of the STR ordinance, subject to enforcement action, fines up to $1,000 per day, and possible revocation.
