Newark, NJ Short-Term Rentals: Short-Term Rental Parking Rules (2026)

Section 18:14-4a(8) requires every short-term rental permit application to list the number and location of all parking spaces available to the premises, including both legal off-street spaces and on-street spaces directly adjacent to the property, and the owner must certify that every effort will be made to avoid or mitigate on-street parking shortages for neighborhood residents caused by the rental. Section 18:14-4a(9) then imposes the numeric cap: the owner must agree that all renters of the short-term rental property will be limited to one vehicle per two occupants of the unit.

The owner must also post the maximum number of onsite parking spaces in a prominent in-unit notice under Section 18:14-6e(4), alongside contact information for the responsible party and the Department of Public Safety. Enforcement runs through Section 18:14-6k: if the City of Newark receives three substantiated complaints concerning excessive vehicles belonging to transient occupants of a permitted STR, the Business Administrator or a designee may revoke the STR permit for that property. A revoked STR cannot reapply for a new permit until one year after the revocation date under Section 18:14-6h.
