Henderson does not restrict short-term rentals to a host's primary residence. Investors may license non-owner-occupied STRs, subject to Clark County buffer rules under SB 363 and Henderson STR licensing standards.
Unlike many California cities, Henderson does not require an STR to be the operator's primary residence. Both owner-occupied and investor-owned single-family STRs are eligible for licensing under HMC Title 5, provided the property meets life-safety inspection, parking, occupancy caps, and the regional 660-foot buffer required by SB 363. Operators must hold a Nevada Department of Taxation account and remit transient-lodging taxes. Henderson reserves discretion to deny licenses in HOA-restricted communities and in zones where STR is not a permitted use under HMC Title 19, but it does not impose a homestead-style rule on STR owners.
Misrepresenting ownership status, omitting required disclosures on the license application, or operating in a zone that prohibits STR can void the license and trigger civil penalties.
