Fairfield, CA Sign Regulations: Freeway-Facing Signs (2026)

Fairfield's sign ordinance singles out freeway-facing signs for extra scrutiny. 2 puts any freeway-oriented freestanding sign on the list of applications the Planning Commission itself must hear at a public hearing, rather than letting the Director approve it administratively. 2 then limits what those signs can say: content is restricted to the name of the project, business, or major product, and changeable copy isn't allowed at all unless the sign is an electronic message board. 13-2 sets the numbers. A Freestanding Freeway Sign is allowed only on a property abutting a freeway, other than Highway 12, or on a road that parallels and abuts a freeway, and only where the sign sits within 200 feet of the freeway right-of-way; area is capped at one square foot per linear foot of freeway frontage up to 300 square feet, and height tops out at 45 feet or 15 feet above the nearest freeway lane's grade, whichever is greater.

That sign must go on a monument or decorative pole structure and win Planning Commission approval. A separate Freeway Wall Sign, mounted on a side or rear building elevation within 500 feet of the freeway right-of-way, is capped at 2 percent of that elevation's total area, up to 500 square feet, and must identify only a single tenant or project name; it can't share an elevation with a non-freeway wall sign. Where one sign identifies multiple businesses that would otherwise each qualify for a separate freeway sign, height can rise to 50 feet for two businesses or 55 feet for three or more.
