St. Peters, MO Sign Regulations: Freeway-Facing Signs (2026)

Section 405.765(B) of the St. Peters Municipal Code treats billboards, defined as off-premises advertising signs, as a distinct business use separate from on-premises signage, and confines them to a specific highway corridor rather than allowing them citywide. Billboards may only be located along Interstate Highway 70, Missouri State Route 94, and along state-numbered routes of three or more lanes in each direction that intersect or interchange with I-70, and even then only within 2,000 feet of I-70's main driving lanes. The same section carves out zones where billboards are prohibited outright regardless of corridor proximity: the 'SD' Special Old Town Overlay District, the City's SD-1, SD-OC, SD-RC and SD-LI special districts, every 'R' residential district, and the C-1 and C-2 commercial districts.

Beyond the location rule, Section 405.765(C) layers on additional siting standards that apply within the permitted corridor: no new sign structure within one mile of an existing billboard on the same side of the highway, none within 660 feet of any residence or residentially zoned district, none within 1,000 feet of an interchange ramp taper, a 30-foot front-yard setback from the road right-of-way, and none within 50 feet of any building. Every billboard also needs a one-time permit application fee under Appendix A to Title IV and a separate annual business license running January 1 through December 31 under Section 605.920 et seq., and must be engineered to withstand at least 15 pounds per square foot of wind pressure.
