Bensalem, PA Sign Regulations: Window Signs (2026)

Bensalem's sign ordinance does not carve out a separate rule for signs displayed in storefront windows; instead, Section 232-714(b)(2)d.2(i) folds them directly into the wall, awning, or facade sign category. The section states that a wall, awning, or facade sign may cover up to 10 percent of the building facade to which it is attached, up to a maximum sign area of 50 square feet, and specifies that this cap includes signs painted on or affixed to the inside or outside of windows as well as individually mounted letters affixed to the facade surface.

Subsection (ii) allows more than one wall or facade sign on a single building, but the combined square footage of every facade sign on that wall, window signage included, still cannot exceed 10 percent of that facade. Subsection (iv) extends the same 10-percent cap separately to each facade of a corner building that fronts two streets, without letting a business aggregate the allowance across both walls. The industrial-district version of this rule, at Section 232-714(c)(2)d.2, mirrors the 10-percent facade cap but drops the flat 50-square-foot ceiling that applies commercially.

Because window signage counts against the same facade allowance as any other wall sign, a retailer that already has a large illuminated wall sign has correspondingly less window space left to advertise sales or hours before tripping the 10-percent or 50-square-foot limit, whichever applies first. Sandwich boards and other portable signage are regulated separately under Section 232-714(b)(4) and do not draw against this facade percentage.
