Islip, NY Sign Regulations: Window Signs (2026)

The Bayport Overlay District (BOD), added to Chapter 68 in 2021 as Article LVI (§§68-751 through 68-760), covers designated parcels along the Montauk Highway commercial corridor and layers extra design standards on top of the townwide Sign Ordinance in Article XXIX. Section 68-759 states that, with listed exceptions, 'all provisions of the Sign Ordinance shall be complied with,' and multitenant buildings must additionally submit a signage plan to the Planning Division to keep design, color and materials consistent across tenants. One of the BOD-specific exceptions is the window sign cap in §68-759C: window signs may not cover more than 25% of the total window area, a firmer number than the general townwide rule in §68-397C, which defines a window sign as one 'entirely contained inside a building' advertising products, sales, rentals or events and sends area limits to the Schedule of Sign Regulations attachment rather than stating a percentage in the text itself.

Bayport layers on more: wall-mounted signs can't exceed 75% of storefront width or use letters over 36 inches tall (§68-759B); ground signs must be low, monument-style and landscaped at the base (§68-759D); and awning-sign lettering is capped at 80% of the valance height or 12 inches, whichever is less, with copy limited to half the awning's width (§68-759E). Sign permits in Bayport still route through the Building Inspector under §68-402, and the BOD-specific limits apply only within the mapped overlay parcels, not townwide.
