Long Branch, NJ Sign Regulations: Window Signs (2026)

The City of Long Branch's sign ordinance, Chapter 284, lists a set of exempt signs in § 284-4 that do not need a sign permit under the chapter. Temporary window signs are one of them, but the exemption is conditional: the sign must be located and displayed inside a business or industrial building, and it cannot occupy or cover more than 25% of the window area of the wall it faces. A retailer that papers over a full storefront window with sale posters has stepped outside the exemption and the display is treated as a regulated sign subject to the chapter's general standards in § 284-3, which cover placement, structural support, wind resistance and vision clearance near intersections.

The chapter also separately exempts up to two show cards, no larger than 28 by 22 inches, displayed in show windows for up to 30 days advertising matters of current public interest, so a business combining show cards with larger window displays needs to track both limits. Because the 25% threshold is measured against the window area of the wall, not the whole storefront, a business with several separate display windows should calculate coverage window by window rather than across the whole facade. The Zoning Board of Adjustment and Planning Board apply Chapter 345's C-1 zone facade guidance for properties in the Commercial Facade Design Kit area east of the railroad tracks, but that kit addresses design character, not this coverage percentage, so it does not raise or lower the 25% cap.
