Wellington, FL Solar Energy: Panel Permits (2026)

Wellington's Land Development Regulations § 6.4.1.A.9 places solar panels in the general development standards chapter that applies to every zoning district in the Village, which is why the rule opens by stating panels are permitted on all buildings or structures with no district-by-district exception. That by-right status means a homeowner still applies for a standard building permit through Wellington's Planning, Zoning and Building department, but does not need a separate zoning variance or Architectural Review Board design hearing solely to add solar. What the section regulates closely is everything attached to the panels besides the panels themselves.

Piping and equipment running to and from the array must be completely concealed, either behind a parapet wall, inside the roof or wall assembly, or painted to match the surface it is mounted on, so an installer cannot leave exposed conduit visible from the street. Tanks, pumps and any other mechanical equipment tied to the solar system, such as components of a solar water heater, must be visually screened from both the road and from adjacent properties, which typically means locating that equipment behind fencing, landscaping or a building wall rather than in an open side yard.

Because this screening duty falls on the property owner and installer together, Village staff reviewing the building permit application can require a revised equipment layout or screening plan before signing off on the installation, even though the underlying right to install solar is not in question.
