Edison Township regulates private swimming pools under Chapter 17 (Housing) Β§17.08.170. Yard placement rules are zone-specific: in R-AA and R-A zones, the pool must be at least 20 feet from the rear lot line and must comply with the side-yard setback required of the principal structure; in R-BB and R-B zones, the pool must be at least 6 feet from any side or rear lot line. No pool is permitted in any required front yard. Edison expressly prohibits commercial swimming pools in the Township. Pool electrical work must comply with the National Electrical Code as adopted by NJ (Article 680, pool bonding/grounding) and must be performed by a NJ-licensed electrical contractor.
Building or filling a pool without both the Chapter 17 license and the UCC permits is a violation subject to a stop-work order, drainage of the pool, daily fines under the Township general penalty schedule (up to $1,250 per day under N.J.S.A. 40:49-5), and denial of certificate of approval.
