Summary

Kissimmee lets planned unit developments earn a density bonus in five-percent increments for meeting design, open-space, tree-preservation or affordable-housing criteria that exceed the code's normal minimums.

Any density bonus tentatively approved at the time of rezoning shall be conditioned upon full conformance at the time of site plan or subdivision plat. A five percent density bonus may be approved for each of up to five criteria listed below, which the city determines is satisfied No density bonus shall be provided unless the design used to achieve the criteria below exceeds the minimum standards of this chapter which would otherwise apply to the project.

Full Breakdown

Under the Land Development Code's PUD provisions, a rezoning applicant can win a five percent density bonus for each of several listed criteria the city determines is satisfied: including upgraded design standards, ten percent more open space, larger contiguous open-space areas, preserved or newly planted trees, affordable housing, LEED-qualifying green building, infill development, historic preservation, and school-site or public-facility dedication. Any bonus tentatively approved at rezoning must still be fully met at final site plan or plat, and no bonus is granted unless the qualifying design genuinely exceeds the chapter's baseline standards, not merely meets them.

Violations & Fines

Building at a bonus density without meeting the specific criterion that earned it, or without carrying it through to final site plan or plat approval, exceeds the base zoning's allowed density.

Frequently Asked Questions

Can a developer build more units than base zoning allows in Kissimmee?
Only within a Planned Unit Development rezoning: the city may grant a five percent density bonus for each qualifying criterion, such as extra open space, tree preservation or affordable housing, exceeding normal code minimums.
Is Kissimmee's density bonus automatic?
No. It is tentatively approved at rezoning but must be reconfirmed at site plan or subdivision plat, and the design must exceed baseline standards, not just satisfy them.
