Applicants cannot combine bonus percentages across more than one income category on the same project. Any density bonus, incentive, or concession granted under Section 9-31.020 must be secured by a recorded Affordable Housing Agreement or Senior Agreement restricting the affordable or senior units for not less than 55 years, and the City can decline a requested concession or waiver if the Council finds it unnecessary to achieve affordable costs, creates a specific adverse health or safety impact, or harms a listed historical resource.
