Section 43(o)(12) sets design guidelines for all buildings in the BA-1 and CGD Districts, applying whenever a façade is modified (window or material replacement, additions or extensions), an existing structure undergoes site plan review under Section 64(f), or a building is newly constructed. The guidelines direct that buildings harmonize with neighborhood fabric, maintain scale and cornice lines with adjacent buildings, feature architecturally defined entrances, use vertically proportioned and energy-efficient windows, and keep storefronts, signage, and awnings architecturally compatible with the building and surrounding block.
