A junior ADU (JADU) is limited to 500 square feet and may share bathroom facilities with the main home. ADUs are exempt from the lot-coverage calculations of the underlying zone. A qualifying ADU is approved ministerially (over the counter) by the Director of Development Services, with no discretionary hearing. Because Indio mirrors state law, these numbers closely follow the state ministerial baselines rather than imposing stricter local caps.
Building or occupying an ADU/JADU without the required permits, or exceeding the size, height, or setback limits, can trigger code-enforcement action, stop-work orders, and a requirement to bring the structure into compliance or remove it.
