Maximum attached/detached ADU floor area is 1,500 sq ft; JADUs are capped at 500 sq ft and must be carved from the existing single-family residence. Side and rear setbacks are reduced to 4 ft, and detached ADUs are capped at 18 ft tall (20 ft within ½ mile of a major transit stop). One off-street parking space is required unless waived (transit-proximity, historic district, conversion, etc.).

A Certificate of Occupancy for the ADU cannot issue before the primary dwelling's.
Building without a permit, exceeding 1,500 sq ft, violating the 4-ft setback floor, or exceeding height limits will block plan check and Certificate of Occupancy. Code enforcement under Menifee Municipal Code Title 1 may issue stop-work and abatement orders.
