Georgia has no statewide ADU mandate, so the Johns Creek Guest House standard is the controlling local rule.
Building or occupying a guest house without a permit, renting it out, exceeding the 1,500 sq ft maximum, placing it outside the rear yard, or adding a second guest house can trigger code-enforcement action, stop-work orders, and required correction or removal.
