Johns Creek's Zoning Ordinance (Sec. 18.6) requires off-street loading spaces for larger commercial, retail, office, and industrial uses on a graduated scale. Off-street loading is governed by the Zoning Ordinance (Appendix A), Sec. 18.6 (Off-Street Loading). Sec. 18.6.1 sets the number of loading spaces by use and gross floor area: single retail or service establishments and shopping centers need none up to 19,999 square feet, one space for 20,000 to 49,999 square feet, two for 50,000 to 250,000, and three over 250,000; apartment buildings over four stories, hospitals, health-care establishments, hotels, and motels follow a similar graduated table, and manufacturing, warehousing, wholesaling, and recycling uses scale by floor area as well. Sec. 18.6.2 (Design and Arrangement) requires that each loading space measure no less than 12 feet by 35 feet and have 14 feet of vertical clearance; for any use required to furnish three or more loading spaces, at least one in every three must measure no less than 12 feet by 55 feet. Under the off-street parking location rules (Sec. 18.3.1, subsections D and E), required off-street loading areas for office/institutional and commercial/industrial districts must be located in the rear or interior side yards. On-street loading and delivery stops remain subject to Georgia's stopping/standing rules (O.C.G.A. 40-6-203).
A development that fails to provide the required number or dimensions of loading spaces, or locates a loading area in a front yard where Sec. 18.3.1 requires it in the rear or interior side yard, is out of compliance with Sec. 18.6 and is typically corrected through site-plan review or a Code Compliance citation. Blocking traffic during on-street loading is subject to O.C.G.A. 40-6-203.
