Johns Creek's Zoning Ordinance requires vehicles in single-family districts to be parked only on designated parking spaces on an all-weather surface (Sec. 18.3.1), caps paved/all-weather surface in the front yard at 35 percent, and limits a single-family residence to four visible vehicles.
Driveway and on-lot parking standards come from the Zoning Ordinance (Appendix A, Article XVIII). Sec. 18.3.1 provides that all required parking spaces must be located on an all-weather surface as defined in Article III, and that within single-family dwelling districts (and the AG-1 district used for a single-family dwelling) the parking or storage of vehicles is prohibited except on parking spaces. Unenclosed parking spaces may occupy a side yard and no more than 50 percent of a required rear yard. The maximum allowable paved parking or all-weather surface area in front yards (excluding walkways and required sidewalks) shall be not more than 35 percent, excluding the TR (Townhouse Residential) district. A 'parking space' is defined in Article III as an area designated for the parking of one vehicle on an all-weather surface. Sec. 18.3.1(A) makes the visible storage or parking of more than four vehicles at a single-family residence unlawful. Sec. 18.3.3 allows driveways to be shared in all districts. The city's Code Compliance division reiterates that boats, trailers, and recreational vehicles must be on an all-weather surface, which in practice bars routine parking on lawns.
Parking on grass or an unimproved surface instead of an all-weather parking space, paving more than 35 percent of the front yard, or keeping more than four visible vehicles at a single-family home violates Sec. 18.3.1. Code Compliance issues a notice of violation with an abatement window before a municipal-court citation.
